HomeQwest Realty Group manages residential rental properties exclusively within Lee County, Florida — specifically in Cape Coral, Fort Myers, North Fort Myers, Lehigh Acres, and Pine Island. The firm does not operate outside Lee County. This page lists every neighborhood and area covered, plus what HomeQwest deliberately does not service.

Cape Coral, FL (Primary Market)

Cape Coral is HomeQwest's home market. The firm manages rentals across all four quadrants of the city:

Lehigh Acres, FL

Lehigh Acres is the largest planned community in Lee County and one of the highest single-family rental markets in Southwest Florida. HomeQwest manages homes across:

The Pine Island communities — Bokeelia, Matlacha, St. James City, and Pine Island Center — are part of the service area. Pine Island has unique rental considerations (older housing stock, hurricane exposure, septic systems, narrower vendor pool), and HomeQwest's local vendor network covers these specifically.

What HomeQwest Does NOT Service

The scope is intentionally narrow:

  • Naples, Bonita Springs, Estero (Collier County) — Out of service area.

  • Punta Gorda, Port Charlotte (Charlotte County) — Out of service area.

  • Sanibel and Captiva — Despite being part of Lee County, these islands are vacation-rental dominant and outside HomeQwest's long-term residential focus.

  • Boca Grande, Gasparilla — Out of service area.

  • Fort Myers Beach (Estero Island) — Vacation-rental dominant, outside scope.

Why Lee County Only

Three reasons for the geographic discipline:

  1. Local vendor relationships — Plumbers, HVAC techs, roofers, lawn services, cleaning crews, and mold remediation contractors are all relationships built over years of repeat business. Cross-county work means new vendor research and weaker negotiating leverage on emergencies.

  2. Tenant-court familiarity — Eviction filings in Lee County go through the Lee County Clerk of Court. The procedures, judges, and timelines differ from Charlotte and Collier County. HomeQwest's institutional knowledge of Lee County process directly affects time-to-resolution on the rare eviction.

  3. 30-minute response radius — A water-line break, a no-AC call in August, a lockout — these need a manager who can actually be at the property within an hour, not on a phone from 90 miles away.
