The Grove: Cape Coral’s Vibrant Mixed-Use Town Center

The Grove in Cape Coral is poised to become a dynamic mixed-use town center on the north side of Pine Island Road, nestled between Chiquita Boulevard and Burnt Store Road. With the recent approval of Ordinance 64-24 for the Cape Coral Grove development, this project marks a significant milestone for the city's northwest corridor. Spanning 131 acres, The Grove is projected to deliver a $1.3 billion economic impact and transform Cape Coral into a premier destination for living, working, and leisure. This ambitious development will feature a diverse range of retail spaces, entertainment venues, a hotel, and upscale apartments and townhomes.

City Manager Michael Ilczyszyn praised the project, stating, "The Cape Coral Grove development reflects our city’s dedication to innovative partnerships with developers. It will elevate the quality of life for residents and draw new visitors and businesses, reinforcing Cape Coral’s status as a vibrant community."

Ilczyszyn emphasized, "Today, we lay the groundwork for Cape Coral’s future. This project will redefine our city, ensuring it remains a hub of opportunity and growth."

The Grove will offer an array of dining options, shops, a live music venue, a hotel, and luxury apartments. While some residents feel the city already has enough apartments, others believe that new restaurants and shopping opportunities are exactly what North Cape Coral needs.

Jay Johnson, owner of Bubba's Roadhouse, located adjacent to the development site, commented, "This expansion gives people more options. Residents have long complained about having to go to Fort Myers for amenities, but now they can stay in Cape Coral."

With Cape Coral's population projected to approach 300,000 within the next decade, there is growing concern about whether the city’s infrastructure, including roads and utilities, can keep pace with this expansion.

City Manager Ilczyszyn views The Grove as a "once-in-a-lifetime opportunity," anticipating significant economic benefits. "Our analysis shows that this project alone will generate $1 billion in economic impact in its first year," he noted.
